Facilities
Industrial establishments
Within the scope of application of the Royal Decree, which approves the Regulation of fire safety in industrial establishments (Reglamento de seguridad contra incendios en los establecimientos industriales), we perform periodic inspections according to article 6 of said regulations, evaluating the degree of compliance of the establishment with current regulations relative to the level of inherent risk, the compartmentalisation, and the active facilities of the industrial establishment.
We also carry out initial inspections if required by the Directorate-General for Industry (Dirección General de Industria) for industrial and non-industrial facilities, according to the autonomous community and the Royal Decree that approves the Regulation of fire protection installations.
The frequency of inspections for industrial activities is:
- Low risk: 5 years.
- Average risk: 3 years.
- High risk: 2 years.

Non-industrial establishments
The owners of the fire protection facilities must request every 10 years to an AIA (Authorised Inspection Agency) the inspection of their facilities according to Royal Decree 513/2017, of June 12, 2017, which entered into force on December 12, 2017.
Facility inspections are applicable in the following cases:

Fire protection facilities must undergo the first inspection in the following periods:
- Facilities with 20 years or more; before December 2018.
- Facilities with 15 years or more, but under 20 years; before December 2019.
- Facilities with 10 years, but under 15 years; before December 2020.
- Facilities legalised after December 2007; 10 years after their commissioning.
These inspections must be carried out every 10 years.

Following the Royal Decree by which Technical Building Code (Código Técnico de la Edificación) is approved, in OCA Global we also carry out the control of documentation, on-site inspections of the internal installations for water supply, and initial inspections of the facilities, depending on the autonomous community. This type of inspection is applicable for the commissioning of:
- New facilities.
- Reform or expansion of existing facilities.
- Provisional installations (construction).

The scope of action by which this regulation – about the safety of refrigeration facilities and its complementary technical instructions (IF) – and its IT are approved are the new construction refrigeration facilities, as well as their extensions, modifications, and the maintenance of these and of the existing ones.
However, to the refrigeration systems and facilities, as well as to the systems listed below, we must exclusively apply the provisions in article 21 of the refrigeration facilities regulation:
- Absorption facilities that use BrLi-Water.
- Non-compact refrigeration systems with a load of less than 2.5 kg of refrigerant of the group L1 0,5 kg, of refrigerant of group L2 0,2 kg, and of refrigerant of the group L3 3.

All fixed thermal installations in buildings whose use is not industrial, for which the Regulation of thermal installations in buildings (Reglamento de instalaciones térmicas en los edificios) is approved, are subject to periodic control and, depending on the autonomous community, to an initial inspection as well.
IT 4 regulates the scope of such by establishing inspections for:
- Heat generators.
- Cold generators.
- Complete thermal installations.
In these inspections the performance of the generators is analysed, and a control to verify the minimum legal technical maintenance required is performed. The frequency of these inspections is: for heat generators of less than 20 kW using with any type of fuel, every 5 years; for heat generators of more than 70 kW, every 4 years if the fuel is renewable or gas, and 2 years if it is another type of fuel; and for cold generators, they need to be performed every 5 years if their power is greater than 12 kW.
